The 2020 Annual Meeting of the Grand Hampton HOA was held November 2 at Tampa Korea United Methodist Church with nearly 40 owners present and more than 350 proxies collected. This surpassed the 323 owners (30%) needed in person or by proxy to achieve a quorum and give the meeting legal standing.

Thank you to everyone who took the time to turn in their proxy or attend the meeting. Several residents stepped up to promote proxies by getting out and talking to neighbors. This is an important achievement in running an engaged and active community.

This year’s annual meeting was routine; no major decisions were on the docket for board decisions. The 2018 Annual Meeting minutes were accepted and approved (the 2019 meeting did not receive a quorum), as were the Affidavits of Notice.

HOA Attorney Ellen Hirsch de Hann presented an overview of how HOAs work in Florida and Rich Kennedy presented the President’s Report for the year. A few highlights include:

• The navigation of COVID-19 restrictions and policies to protect the community during an unprecedented event • The transition of former HOA President Dominic Kouffman’s departure to new leadership

• The introduction of HOA board meetings via ZOOM to conduct community business

• Improvements incorporating member feedback to the board during business meetings

• A continued solid financial footing that forecasts no special assessments or significant rise in HOA dues for residents

Rich also set forth a vision for 2021 that includes:

• Driving more community participation by putting into action new and revived committees to aid the board in conducting its business

• Address proposed capital improvements including the splash pad, heating the lap pool, and the major oak tree project

• Review and assessment of the Spectrum contract which ends April 2022

• Improving road safety and general compliance of by-laws and rules

• Continue to assess and address COVID-19 and related policies

The meeting concluded with the election of the board from the ballots that were submitted and validated. Of ten candidates, the five individuals who received the most votes and were appointed to the board of directors are (in alphabetical order):

• James Burnes • Richard Craig • Rich Kennedy • Dawn Marie Rizzi • Janet Wasserberger

Officers were selected by a majority vote of the new board members in an organizational meeting a few days later following the annual meeting resulting in Kennedy (President), Wasserberger (Vice President), Craig (Treasurer) and Burnes (Secretary) elected as officers. Rizzi will be Director-At-Large.

All board members will serve a one year term.
