Services: project controlling in all four areas of activity

It is true that we learn from experience.

Since 1978 DU Diederichs has taken an

active part in project management,

from the outset. During that time we

have gained substantiated experience,

made important contributions to the

current shape of the industry and

conti-nually developed – for our own and

also our customers benefit.

Our current services range from project

development, over project

manage-ment, to facility management. Besides

expertise, the most important factors

for a successful implementation of our

projects are high quality standards, a

streamlined organization and open

communication. In 1995 we were

among the first companies in our

sec-tor that introduced an ISO-certified

quality management system to

structu-re and optimise processes, giving top

priority to our customers` needs and

requirements.

The Web based project information

system, DU-PRINS supports

transpa-rency, clear and specific communication

as well as legally compliant

documen-tation throughout all stages of a

pro-ject. We are there for you, whether you

are looking for support in project

con-trol, sophisticated project management,

comprehensive competition

manage-ment expertise or general assistance

for the building owner. Your ambition

will be shared with us.

... to the final project goal

We put our whole hearts into it - until

the goal has been achieved! One benefit

for you is the active involvement of our

managing directors and authorised

representatives in the day-to-day

busi-ness. They are, together with our

experi-enced project managers, your available

contact partners, securing DU quality

standards.

Clear structures and flat hierarchies are

also success factors. Each project team is

organised in a clear and lean structure.

This also applies to our clearly defined

lines of communication and

organisatio-nal structures. To cut a long story short,

our left hand always knows what the

right hand is doing. Day by day, we

show local presence within customer

proximity through our locations all over

Germany. Professional networks help us

to be always in tune with the current

events. Our employees show the same

commitment in continuing education and

training in the fields of building and

con-struction, EDP/IT, management, law, etc.

According to the motto “Thinking is

good, looking ahead is better”, we think

out of the box, combining own

experi-ence with current research, to secure the

successful realisation of your project –

from the first step throughout to the

goal.

Services: project supervision and control, monitoring of feasibility studies, user demand program, VOF tendering procedure for freelance and professional services

Time is money – we always keep our

eyes firmly on both. A well-structured

schedule and capacity management

secures reliable planning and cost

cer-tainty, also in complex projects.

Important factors are the long-time

experience and the specific know how of

our project managers. As experts in

various fields - architects, construction

engineers, professional planners,

indu-strial engineers, etc. – they are familiar

with all theoretical and, most notably,

practical planning and construction

pro-cesses. They are secure in the assessing

of deadlines and capacities and provide

seamless integration of all planning and

construction processes. Good teamwork

with all project partners will result in a

binding structured schedule

implemen-ting your input in the best possible way.

Working with us means always to know

where you stand, since we regularly

inform you about project developments,

notify possible irregularities and risks

early and work on feasible alternatives, if

necessary. Evaluated variance analyses,

clearly presented, will inform you about

the current state of your project at any

time.

... to cost optimisation

Costs are a delicate issue. Good to have

a partner you can 100% rely on! With an

intelligent cost control throughout all

planning and building phases, DU

Diederichs lays the foundation for

opti-mal yield and budget adherence,

inve-stors, operators and building owners can

rely on.

We guarantee cost transparency in each

project phase. A profound knowledge of

the market based on fact and a practical

approach constitute the basis for reliable

forecasts, avoiding unpleasant surprises.

Instead of cooking accounts, we develop

realistic cost plans, after a constructive

consultation of all project partners, and

work out sustainable high-quality

soluti-ons in order to finish the project within

the given budget. For calculation we

eit-her use commercially available standard

software as well as DU databases

spe-cifically developed for your individual

requirements. The DU cost report will

provide you with transparent and clearly

arranged information about the status

quo, early advice against possible risks.

We even think a further step ahead!

Energy and life cycle costs of immovable

property are an important future issue.

For this reason we are one of the

initia-tors and foundation members of DGNB,

German Sustainable Building Council.

We will completely inform you about

environmentally friendly, resource

con-serving building and construction

pro-jects and will audit your propro-jects for

cer-tification according to LEED and DGNB

standards.

Selected project developments represent

our philosophy of sustained and ethically

responsible building. For

flexible, Web based 3D models, virtually

accessible via Internet at any time. For

many years we have provided our

... until the day after tomorrow

Over more than three decades we have

been given the opportunity to manage

and carry out complex and

award-win-ning projects for renowned clients, in

cooperation with famous architects. In

this time we have made major

contribu-tions to the current shape of the project

management sector.

The service pattern for project

manage-ment is due to the commitmanage-ment of Prof.

Dr.-Ing. Claus Jürgen Diederichs,

compa-ny founder and chairman of the

supervi-sory board. Academic work and the

crea-tion of new postgraduate studies have

set path-breaking accents in the sector.

Our managing directors` and employees`

teaching activities contribute to our

soci-al responsibility, emphasising early

advancement of qualified junior staff.

However, we will not rest on our laurels

but continually work on further

develop-ment. The international scale of the

busi-ness is widening, the busibusi-ness fields are

expanding. The market demand for expert

certificates, evaluations and trainings is

increasing. In project development we

are breaking new ground, utilising the

virtual second life world as

future-orient-ed development platform. In our general

strategy as well as in revitalization and

conversion of existing real estate into

high-class residential and commercial

property, we show the same innovative

spirit.

You see that change has tradition. What

will not change is DU Diederichs’

inde-pendence. Our board of directors holds

100 % of the nominal capital. So you

can expect absolute neutrality and

hone-sty from us also in the future. You can

rely on that!

From experience ...

The decision to become an entrepreneur firstly needs courage and confidence in one´s own technical knowledge, experience, achievement potential, reliability and the readiness to take responsibility, not only as managing director but also as the proprietor of a company.

Customer contacts lead to the first orders, involving employees and partners with highly professional and personal qualification, structu-red knowledge, social competence and who could identify with the corporate philosophy.

The time came on the first of October 1978, in Munich, when BMW and the state capital Munich became our first clients. The staff of lectureship at Wuppertal University in 1981 resulted in the foundati-on of subsidiaries and project offices in Wuppertal and Bfoundati-onn. German Reunification enabled the foundation of a branch office in Berlin which became head office in 1996.

The foundation of DVP in 1984, its presidential leadership from 1990 to 2004, and also the published books written on the basis of research and education, had a significant impact on the develop-ment and professionalisation of project managedevelop-ment.

The preparation, foundation and guidance (2003 – 2006) of an extra-occupational, interdisciplinary, internationally acknowledged two-year master´s program for real estate management and con-struction project management at the universities of Wuppertal (Germany) and Reading (UK), has provided graduates with a

rele-vant adrele-vantage in technical, economic and judicial knowledge and also in social and managerial behaviour, thus breeding highly quali-fied (junior) managers.

Over the years the management of DU Diederichs has been the responsibility of other directors, i. e Werner Schneider, Heiko Windhorst (1993), Bernd Bötzel, Dietmar Botter, Thomas Hausmann (2002), and Ralph Bode (2009). In May 2009 DU Diederichs had more than 140 employees at an average age of 33.4 years. The ave-rage staff retention time in the company is 5.5 years.

For many years the volume of orders has been composed of about 65 % follow-up orders and 35 % orders placed by new clients. Customer confidence, our employees´ professionalism and team spi-rit, project availability of the managing directors as partners with proprietory responsibility and the open relationship between supervi-sory/advisory board, managing directors and employees have been crucial factors for the success of DU Diederichs Project Management in the last 30 years. This successful development will continue in future decades. I rely on this.

... to confidence

What do customers and an independent institution say about the functionality of DU Diederichs?

“For 30 years DU Diederichs has proven great competence in the implementation and control of projects. Also in cultural building pro-jects with very specific requirements, such as the Jewish Museum here in Munich of the cultural centre, Am Gasteig, DU Diederichs could build on its many years of experience. The Jewish Museum is an integral part of an architectural concept based on the idea of openness, which I had the opportunity to point out to you before. I sincerely appreciate DU Diederichs´ commitment for the realization of this wonderful idea”.

Project: Jewish Museum, Munich

“The employees show a high awareness of the fact that the clients´ satisfaction constitutes a crucial success factor. We assess the com-petence of the staff as being on a very high level. Their identification with the company philosophy and goals is unabatedly strong“. DQS GmbH, Deutsche Gesellschaft zur Zertifizierung von

Managementsystemen (German association for the certification of management systems), Frankfurt, Main

Source: Extract from the DQS test report of December 2006

“After no longer than an 18-month period of conceptual designing, inviting tenders, planning and construction, the buildings were com-pleted on schedule. Two months later also the facilities and fixtures were installed into the 4-star hotel. So, all deadlines had been met to on due date. Also the budget, in the planning phase calculated and approved by DU, had been adhered to. And for the quality, the project became extraordinarily successful and highly recommended. During the 2006 soccer World Cup the Spanish team were guests of Kaiserau sports school, followed by many other visits from celebri-ties, e. g., the Brazilian and German soccer team. All guests praise the amenities, quality standard and design of the sports hotel”. Project: SportCentrum Kamen-Kaiserau, Kamen
